Management Fees:
One Rental: 8% of gross monthly rent
Two-Three Rentals: 6% to 7% of gross monthly rents
Four or more units: 5% of gross monthly rent
**Fees may vary for apartments/location of rentals.
Tenant Placement Fee:
30% of first month's rent (if we manage your property) - NO Hidden Fees
50% of first month's rent for tenant placement only
Includes - advertising costs (Newspaper additional), tenant screening, helping prepare properties to be rent ready and much more!
The above schedule does not include on-site management services, property sales, refinancing, modernization, legal or accounting advice, representation before a public agent, debt collection or attending Owner's Association meetings.
Leases: We provide 1 year leases to all of our tenants unless a 6 month lease is approved by owner(s).
Maintenance: Our vendors are experienced and ready to help you with all of your maintenance needs. We do not charge you anything more than the cost of the repairs... no added markups. Repairs over $100 are approved by the owner in most cases. Emergencies will be taken care of right away at the discretion of the property manager. Your investment is important to us and we will do our best to take care of it for you.
Rents: Rent is due on the 1st with a three day grace period. Tenants have until the close of business on the 4th of the month before they are considered late. (Unless other arrangements have been made) Phone calls and Three day notices are worked on starting on the 5th of the month.
Reserves: We keep a $200 reserve on most properties for expenses... like repairs,
landscaping, utility bills.
Reporting: Monthly expense statements are mailed out with a check each month. We do our best to have all rents out of our office by the 15th of each month. There are circumstances that prevent this from happening occasionally (like holidays or late rent) but we do our best to maintain prompt payment to our owners. We also send out year end tax statements to help you with your tax preparation.
We are Automated!: Tenants may fill out applications and pay rent online, Owner statements are emailed, Owner checks are direct deposited. All owners & tenants have online accounts that they can access whenever they have questions.
